Confirmation of Reservation
To confirm a reservation we require a completed booking form together with authorisation for either the full rental payment or 20% of the total rental. The balance of rental payment must be paid no later than 28 days prior to arrival unless otherwise agreed in writing. In cases where your start date is less than 28 days away the full rental payment is due upon booking.
Payment must be made in UK Pounds Sterling and must be clear of all bank charges, exchange rate variations and other deductions. We accept the following methods of payment: bank transfer to our account or cash. All rates are per property.
Cancellations must be notified to us in writing immediately. Where notification of cancellation is received more than 28 days prior to the arrival date, all payments will be refunded after deducting the deposit payment.
Where notification is received less than 28 days prior to the arrival date, the deposit is forfeited and the refund of other payments is subject to the accommodation being re-let. The refund is less the rent for any part of the contracted occupancy during which the accommodation remains vacant. A change of arrival or departure date by the Client/Guest may be treated as a cancellation, however we will endeavour to accommodate changes and re-book wherever possible.
All rates are per property not per person. Rates are inclusive of a weekly housekeeping service, change of bed linen and towels, utility charges and telephone line rental. Telephone line usage is not included in the rate and is charged at cost.
All rates are quoted in UK pounds sterling only. Prices stated on this website are a guide only. Exact prices will be confirmed by M33 Short Stay Rentals upon enquiry. We reserve the right to amend any prices stated on the website at any time.
Arrivals and Departures
Check-in time is usually between 3pm and 5pm on the day of arrival. Check-out time is usually 10:00am at the latest on the day of departure unless otherwise agreed in advance.
Off Street parking is available at The Townhouse. Parking at Number Sixteen is on the street. Vehicles and belongings are left at the owners risk and M33 Short Stay Rentals cannot accept responsibility for any loss or damage.
The property is to be occupied only by the persons detailed on the booking form. We reserve the right to charge an additional fee if it is found that there are persons occupying the property who are not included on the booking form and reserve the right to ask the entire party to vacate the premises. In these circumstances we also reserve the right to retain the damage deposit and there will be no refund for unused days.
In the event of any complaints of noise or disrespect and damage to the property, we reserve the right to vacate visitors from the premises with immediate effect, and with no compensation for unused days.
We reserve the right to decline any bookings where we have reason to believe that the customer will not use the property responsibly. This could include behaviour contrary to good morals and public order.
Please be advised that all of our properties are non-smoking. Vaping is prohibited within the properties. Failure to comply with our non-smoking policy will result in a £150 cleaning charge.
We regret that pets are not allowed in our properties.
Telephone calls are charged for separately and are not included in accommodation charges.
Complimentary WiFi access is provided in all our properties. Although we will endeavour to assist with any connection problems, M33 Short Stay Rentals accepts no responsibility for the inability to connect to this facility. For guests where internet access is business critical we recommend that provisions are made to ensure alternative means of internet access (e.g. 5G ) in the event that WiFi access is not available.
Property Use & Conditions
Guests are responsible for taking all reasonable care of the house and its contents. The property all equipment, utensils, furniture etc must be left clean and tidy at the end of the Rental Period. No items may be removed from the property. Except in the case of normal wear and tear the Guest will be responsible for making good any damage to the short-term rental or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of the guest or their visitors. Such damage must be reported without delay.
In the event that breakages or damage are discovered or extra cleaning is required, we will notify the Guest in writing within 7 days of departure, providing details of the issues and an invoice for the cost of rectifying them.
M33 Short Stay Rentals shall not be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the property or its grounds.
Right of Entry
Employees of M33 Short Stay Rentals or nominated persons shall be allowed access to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.
Loss or Damage
Your credit or debit card details shall be held as guarantee in case of any damage to the property or contents within. M33 Short Stay Rentals cannot be held responsible for the loss or damage to personal belongings and we recommend that guests have their own insurance in place against such cases.
Your address and credit card details are kept merely for the information purposes of the credit card company and address details are not passed on to any other third parties. Any other information that we keep about you is held and used strictly in accordance with the Data Protection Act 1998.
M33 Short Stay Rentals shall not be liable to any person by reason of any delay or failure to perform any of our obligations under the contract if the delay or failure was due to circumstances or cause beyond our control.
